Downtown Colorado, Inc. (DCI) is pleased to present The Next Phase of Partnership in Urban Renewal. In 2017, DCI will continue the tradition of training for urban renewal board members with a continuation of the Urban Renewal 101 series. We are identifying new and exciting case studies that will show rural renewal and urban innovation. DCI will highlight processes for implementing 1348 and the opportunities that these new partnerships create. DCI is also building a coalition of partners to study the impacts of urban renewal in Colorado and we are seeking partners to contribute to the planning and shaping the parameters of this study.

Welcome and Introductions|Meet your URA peers from around the state and find out what they are working on.
Urban Renewal 101
URA and TIF 101|Get the basics on urban renewal and tax increment finance. Brief presentations with informal discussion, question for beginners.
Urban Renewal in a Rural Community|While much of the URA dialogue is focused on what happens in the metro area, there are growing numbers of successful URA projects happening in small and rural communities.

Denver Urban Renewal Authority (DURA) is not only the largest urban renewal authority in Colorado, but also an innovative community partner. In connection with DURA's primary goal of undertaking urban renewal projects to revitalize the city and foster sound growth and development, DURA has in place several policies from First Source Hiring, to supporting small enterprise, fostering workforce development, and including public art. Developers & Property Owners Case Study: Ivywild School, Colorado Springs|
The Ivywild School is a flourishing communal atmosphere linking commerce and community with gathering spaces, local cuisine, education, art and gardens. Formerly an elementary school, Ivywild's façade still holds true to its roots as reimagined spaces fill the halls once again with the voices of children and adults alike. The thinking was inspired by the idea of strengthening the neighborhood's identity by restoring its historic centerpiece. Originally an elementary school built in 1916, Ivywild School was closed in 2009. The concept behind creating this multi-use district combines the idea of linking commerce and community with a vision of building sustainable facilities, neighborhoods, and communities. After winning support from neighbors and community leaders, the group purchased the old school building in March 2012.
Partnerships with Other Taxing Entities Case Studies|Taking the bull by the horns, some Colorado communities are early adopters of legislative changes to encourage greater partnership around urban renewal. Join us as we explore the process of implementing recent legislative changes proactively and how these partners are finding success in redevelopment.
The Proforma and Negotiations|Once the developer is engaged and the pro forma is on the table, urban renewal professionals have a series of partnership negotiations to navigate. Join us as we walk through the processes and some tips to help with assessing the gap, establishing a rating, bond underwriting, and more.
